The first thing I suggest a home buyer in Northern Kentucky do is call ME for some FREE information about the home buying process. You cannot purchase a home without first knowing how much you WANT to spend and how much you CAN spend. Two different things.

I ran into this issue again this week. A well qualified home buyer contacted the listing agent. He wrote a contract to purchase a home and proceeded quickly to the home inspection. Then his bubble was burst. If this person had his OWN REAL ESTATE AGENT I KNOW the transaction would have played out differently. HIS REAL ESTATE AGENT would have walked out of that home without writing a contract. He would have viewed several homes before writing an offer. When he is talking with the listing agent it is their goal to not let him walk out without buying.

I like to educate a home buyer about what he can buy, but I also like to warn him to look out for himself as he embarks on this journey of home buying! 

The one common mistake I see is home buyers THINK they need to pay a Realtor if he/she represents them. In reality the home seller has listed a home for sale paying "X" commission; that commission is usually split between the listing and selling agent. Rarely would a home buyer pay a Realtor who represents his/her interest in the transaction.

I was a Realtor for five years in Northern Kentucky and Cincinnati. Now I originate mortgage loans in Kentucky. I've seen it numerous times in my career(s) - home buyers make two major mistakes:

(1)not getting pre qualified and getting a sense of the process and

(2) not selecting ONE Real Estate Agent to work with, rather calling every listing agent.
